We booked the Burley Manor knowing from trip advisor that it was a bit run down but we got a very good deal and were not looking for smart accommodation as the reason for the trip was to cycle in the New Forest. It is a beautiful old manor house set in its own grounds well away from the road but only a short drive from the motorway. We stayed in one of the rooms alongside the main house with its own small balcony where we sat and watched the deer in the parkland opposite. The fabric of the room was extremely tatty with bare patches in the carpet, rotten window frames, ripped sofa cover but the bed was large and comfortable with good bed linen and the bathroom clean with a large bath. Breakfast was good and the staff were very efficient and friendly. It was a bargain for the price and when it has been 'done up' by the group which has bought it it will be fantastic but we probably won't be able to afford it!
